Just a wild guess: as XHTML is XML, it uses UTF-8 as the default
encoding. HTML uses latin-1 or something. So you either need to put
something like
<?xml version="1.0" encoding="iso-8859-1"?>
at the beginning of you XHTML file.
Or lookup the UTF-8 character code for &nbsp;
